Q: What kind of properties do you buy?
I specialize in single family homes, town houses, row houses, condominiums, and multi-family houses, but we will also buy land and commercial properties.
Q: Are you a real estate agent or broker?
Great question. No, we’re not agents, and we don’t list houses. We are real estate investors. We buy houses fast in Maryland, Virginia, and DC that fit our buying criteria.
THE DIFFERENCE - Agents want to list your home for sale to others and charge you a commission. I want to buy your home for myself, and there is no commission. There is never a charge or a commission when we buy your property! However if listing your property is the best solution then we can and will connect you with a top Real Estate Agent.
Q: What will your service cost me?
Nothing! We do not charge you any fees to discuss your situation, make you an offer, nor to buy your home.
Q: My home is already listed with an agent. Will you still buy it?
Absolutely! If you have a property that is listed with an agent and you need to sell it quickly, or if it has been listed for a long time without a sale, complete the information form on this website. I will submit an offer to your agent.
Q: Will you buy my rental property?
If you are a landlord and you are tired of renters not paying the rent, breaking up your property, and calling you in the middle of the night, I can help you. I can buy real estate fast, no matter what shape it is in, even if it still has “problem” tenants in it.
Q: What do you mean when you say you buy my house “as-is”?
One of the biggest problems with selling a house quickly (especially a “distressed” property) is getting it ready to sell. If you are in a hurry, or your cash is limited, fixing up the house can create a real problem for you. But if you don’t fix it, you know it will be very difficult to sell. New owners don’t want to buy a house that needs cleaning or lots of work, and most banks won’t lend money to buyers until certain repairs are done. That’s where I can help you. We can buy your house in any condition. You don’t have to fix it. You don’t have to paint it. You don’t even have to clean it.
Q: Can you help me if I am facing foreclosure?

Q: Can you still buy my house if I am in bankruptcy?
Depending on your circumstances, bankruptcy should not stop you from selling your house. It might add some delay and complications, but it can usually be done. The best person to ask is your bankruptcy attorney or trustee.
Q: How much will your services call me?
Q: Do you buy every property you look at?
No. Sometimes the price or terms we can offer doesn’t meet the seller’s expectations. Sometimes we come across properties that we can’t get clear title to. Sometimes the cost of repairs is much more than the home would be worth. There are many things that could affect whether we make an offer or not, but we do look at every house and make that decision on a case by case basis.
Q: How do you get the money to keep buying properties?
I have associations with other real estate professionals and investors. When we make an offer on a house, we have already determined where the funds will come from. Sometimes it is our own cash. Other times, we bring in partners who have cash. We also have relationships with private lenders who will finance our purchases for us based on the specifics of the property. Rest assured though, we won’t make an offer we can’t close.
Q: What will you do with my house once you buy it?
Most likely, we’ll fix it up real nice and sell it a retail home buyer or another investor. We also purchase houses to keep as rentals from time to time.
Q: You buy houses. How does we buy houses for cash work? I’m a real estate investor, not a real estate agent. A real estate agent offers limited options and limited choices because all they do is bring buyers and sellers together (for which they charge you a huge commission). We don’t do that. We buy and sell houses. We specialize in creating solutions for homeowners. Because everyone’s situation is unique, we customize solutions for every client I have.
Q: My house is in TERRIBLE condition. Nobody else has wanted it. Why would you?
The condition of your home would never stop us from looking at it. While we won’t know for sure until we’ve seen it, we could very well be interested in it. Our buyers are different from your average buyer who are working with a real estate agent. We have people looking for homes in all price ranges, and some are even handy with repairs and willing to do some work. We look at the potential more than the current condition.
Q: My home is in great shape, but I have a major problem. I Have No Equity! Can you help me?
Maybe. Your lack of equity normally wouldn’t be a deal breaker. We would need to discuss your specific situation. We buy a lot of houses – and we’ve bought a lot of houses in the past that the owner was convinced couldn’t be bought because there was no equity. We often find creative solutions to this problem. But every situation is unique so we’ll need to get as much information from you as possible and see what can be done.
Q: I’m not in foreclosure, but I am a couple of months behind on my payments. Can you help me?
Possibly. While every situation is different, we might be able to help. We regularly help homeowners who thought they were in a hopeless situation.
Q: I could sell through a real estate agent. Why would I sell to you?
Honestly, by the time most people call us they’ve either already tried, unsuccessfully, to sell through a real estate agent or know they don’t have time to waste listing with an agent. They usually have one of two problems. The first problem is really common: they simply don’t have any equity or they have very little equity and they simply can’t afford the real estate commission. The second problem is also getting to be really common: There are so many houses on the market that real estate agents can’t sell them. The average house sits on the MLS list for 3 or 6 months (sometimes longer) before it sells. If someone needs their house to sell QUICKLY because of a relocation, a divorce – any reason really – they call us. Because we are not agents, we have buyers lined up just WAITING for a house.
Q: How does the process work to sell my house?Once you have completed the Property Information Form I will contact you shortly (usually within 24 hours). In some situations, I will need to gather additional information. I will research your property and discuss all the details with you. I may be able to make you an offer right over the phone, or in most cases I will schedule a time with you to view the property and make you an offer!
Q: What sort of houses do you buy?We buy houses in any condition, in any area, in any price range, in any situation! I will buy your house as-is, you don’t need to do ANY repairs!

No! There is no obligation on your side! We will simply review the information, and if we think we can help, we will make you an offer: You choose to accept or reject it, totally your choice!
Q: Is my information kept confidential?
ABSOLUTELY 100%! Your privacy is of the utmost importance to me. Any information you provide is completely confidential! I will never pass your information on to anyone else, for any reason, without your written permission. And if for some reason I do not buy your house, the information you give me will be destroyed.
Q: If I know of another property your company may want to buy, do you pay a referral fee?
YES! Maybe there is a vacant house on your street or you know someone who needs and wants to sell their home, please refer them to us! Better yet, provide us their information and I will do all the research and make an offer. In some cases I will pay you up to $1000 for a referral if I buy their house!
